Step 1

Initial Consultation

It’s all about understanding your needs, wants, and budget. We ask lots of questions and take notes in order to get a better sense of your situation and what you are envisioning in a home.

This helps us create a home search tailored to YOU.

Step 2

Search for Homes

We belong to numerous Multiple Listing Services. The MLS is where thousands of agents list properties for sale every day. We will set up a search specifically for you and we will be notified as soon as a property hits the market that may fit your criteria.

We review each listing before sending it to you to ensure that it’s a home that meets the majority of your needs and wants—we won’t waste your time or overload your email by sending properties that won’t interest you.

Step 3

Tour Properties

When there are homes that you like, we will schedule showings around your schedule. We will tour the homes together where insight will be provided and questions answered that you may have about the homes.

As agents, we are privy to additional information about properties that the public are not, and we will share that information with you.

Step 4

Submit an Offer & Negotiate

Once you find a property you love, we will research recently sold comparable homes; this information will provide us with a data-supported estimate of the home’s value. We will also perform other due diligence on the property by reviewing its records at the town.

Armed with this deeper knowledge about the home, our market expertise, and our creative negotiating skills, we will produce a competitive offer to submit to the sellers. We will always do our best to get you the home you want, for the price and terms that satisfy you!

Step 5

Inspections

Once you have received an accepted offer, it’s important to complete your inspections as soon as possible.

Accepted offers in the lower Hudson Valley of New York are not binding immediately.

That means a seller can continue to show the home even after accepting your offer, so completing your inspections and getting into contract expeditiously will ensure the house is truly yours.

Once we receive the inspection report and negotiate any items we would like to be addressed by the seller, the contract will be drawn up by the seller’s attorney and include the inspection items negotiated.

Step 6

Sales Contract & Mortgage Process

Your real estate attorney will review the contract and if everything is agreeable, you, the buyer, will sign the contracts first and then the seller. Once both parties have signed the contract, the contract is considered “fully executed” and the listing is updated to “pending” on the MLS, which means there are no more showings and your mortgage process can begin.

This process will include:

  • Applying for your loan
  • The appraisal being ordered
  • Your loan processor collecting additional documents from you
  • Getting homeowners insurance
  • Title being checked
  • The municipal file being reviewed

Step 7

Preparing for Closing

Once you receive a “clear to close” from your lender, your closing date and time will be set by the attorneys a minimum of 3 days from the date you signed your Closing Disclosure.

With your closing set, we will schedule your final walkthrough of the property. Think of this as a watered-down inspection; we’ll check that:

  • Everything is in working order
  • The seller addressed any agreed-upon inspection items
  • The home is in “broom swept” condition

Don’t forget to have all the utilities transferred over into your name as of the closing date as well.

Step 8

Closing

The big day! Make sure you come prepared with:

  • Your ID
  • Bank checks
  • Personal checks (just in case)

Once you sign all the closing documents with your attorney, you will be given the keys to your home and you officially take possession!

FAQ When Buying a Home

Getting pre-approved before house hunting is an important first step for a few reasons:

  • It’s essential to know what you can afford and feel comfortable spending; you don’t want to fall in love with a property that is financially unattainable. Having your income, assets and credit checked by your loan officer ahead of time, and a pre-approval issued specific to your situation, will ensure that the homes you choose to view will be within your budget.

  • Sellers often require buyers to submit a copy of their preapproval to the listing agent before a showing will be confirmed; they want to make sure the people viewing their homes are viable buyers. And the pre-approval should reflect at least the list price of the home requested to be shown, without it, you won’t be able to tour the property.

  • When making an offer on a home, you want to entice the seller to accept your offer. We do this by writing up a formal offer to purchase with clear details and supply a credible, recently dated/non-expired preapproval along with the offer. You don’t want to be scrambling to get your preapproval to submit an offer just to find out the seller accepted someone else’s offer in the meantime.
